Let Those Lights Shine: The best way to combat winter's short and frequently cloudy days is to turn on your house lights. For a showing, every single light in the house must be on, even in the closets and utility/mechanical rooms, according to Marlene Granacki of RE/MAX Exclusive Properties, Chicago. "Make sure all the bulbs are working, and stock up on all the right bulbs for lamps and fixtures so burned out bulbs can be replaced immediately," she advises. "Also, it's a great idea to keep the lights on in the front of the house even if no showings are scheduled. People are always driving past the house, and keeping it lighted makes it look happy and welcoming." She also advises opening the drapes and blinds during the day to let in light and let visitors enjoy the view. |

Problems with a foreclosure case are inherited by the buyer of the property. If liens are missed, the buyer owns the property with liens on it.
In fact, the defects in the foreclosure case can be so big that the buyer may not get ANY interest in the property at all.
Without the title insurance, Buyers have no protections from foreclosure mistakes. Buyers cannot go after the prior owner, the Court or the attorney. They simply must deal with the problems they just inherited. And as I have noticed, the problems keep increasing.

The fall home-selling season is a lot like the college football season — both normally end around Thanksgiving, but a smaller postseason keeps going long after that."It used to be that spring and summer were the hot times to buy or sell houses, but people are much more mobile now. If you want to sell your house these days, you don't necessarily have to wait until spring to put it on the market," says Brad Knapp, a National Association of Realtors regional vice president and an agent with Henkle Schueler & Associates in suburban Cincinnati.True, most would-be homebuyers and sellers in colder climates still call it quits from late November until late February or so.But Knapp says consumers who face job relocations, divorces or other situations requiring an immediate move keep the market humming all winter long. "There are fewer buyers and sellers in the marketplace during the winter, but they're all serious buyers and sellers," he says. "They all have a sense of urgency or they wouldn't be in the market at all."
